RHA’s Neighbourhub Implementation in Housing Technology

Rhondda’s implementation of the Neighbourhub Cloud social housing performance management solution featured in Nov’s Housing Technology magazine.

“Rhondda gains £500,000 surplus with Neighbourhub”

Rhondda Housing Association has deployed visualmetrics’ Neighbourhub Cloud social housing performance management solution to drive transformation, ensure sustainable service delivery and achieve a £500,000 (137 per cent) increase in surpluses during its first year of operation.

Social-Housing-Performance-ManagementBefore its implementation of Neighbourhub Cloud, Rhondda Housing was facing reduced incomes due to welfare reform, universal credit and the local housing allowance cap, combined with significant costs for void losses and refurbishments, and limited financial resources to maintain a portfolio of ageing property assets.

From a technology perspective, Rhondda Housing had no trusted source of performance information and mixed data quality, spread across a number of siloed business applications and spreadsheets, and an inconsistent set of business terms and definitions (KPIs).

In order to mitigate these problems, the housing provider implemented Neighbourhub Cloud as a SaaS solution. Neighbourhub Cloud provides a single version of performance data from board-level to front-line operations, across housing, asset management, finance and repairs teams.

After 12 months, Rhondda Housing has used Neighbourhub Cloud social housing performance management solution to support generating over £500,000 in additional surpluses. An increase of 137 per cent on the previous year and significant returns on its investment.

Luke Takeuchi, housing services director, Rhondda Housing Association, said:
“The vital performance insights that Neighbourhub Cloud has given us has enabled us to tackle some of our biggest challenges. In doing so, we’ve increased surpluses by 137 per cent across our 1,650 properties. We’re in the best position to collaborate as a team and with stakeholders, to focus our investment where it will have the greatest impact on tenants’ lives and to track results with confidence.”

Year 1 Performance Improvement Highlights:

Surplus Per Property: increased from ’16: £825 to ’17: £1,128. Equating to £303 increase in surplus per property and £500,000 in total
Void Loss: down from ’16: 1.29% to ’17: 0.88%. Saving £25,268
Relet Times: down from ’16: 31 days to ’17: 19 days. Saving 12 days/relet
Repair Costs Per Property: down from ’16: £715 to ’17: £579. Saving £172,465
Rent Received: Increased £383,642 in ’17
